Episode 18: Advice for New Agents with Sarah Lyons

In this episode, Reside Broker/Owner Brady Bridges sits down with Sarah Lyons, a top producing agent from Century 21 Judge Fite Company, to talk about her start in real estate, the importance of having a schedule, and her advice for new residential real estate agents.

Sarah mentioned that she was a stay at home mom before going into real estate. Her husband was in medical school and decided that he like learning but didn't like practicing medicine during his third year: "at that point, we had two kids, a mountain of debt and needed a life plan," Sarah says. She asked her parents for a Groupon for real estate classes for Christmas in 2013 and hit the ground running because "there was no backup plan!" Within six months, her husband was staying home with their kids and they'd realized real estate was something she was both good at and passionate about. She's since been named Fort Worth's only "30 Under 30" recipient by Realtor Magazine and has sold over 550 homes around Fort Worth.

Sarah said she's "very structured" in her day and uses her Google Calendar to schedule everything from client meetings to workouts and game nights. These appointments take priority over anything else that might pop up as her day goes on. She spends a lot of time on buyer education to make sure each client understands the process and that she knows their budget, priorities, and timeline. Sarah advocates "speed dating" for first time homebuyers, showing them a bunch of houses back to back to quickly zone in on their priorities and goals, adding "that way we're not wasting a lot of time justifying and trying to make one house work for their needs."

As a solo agent, Sarah's business is entirely referral based - some comes from past clients becoming repeat buyers and sellers or referring a friend or family member, or from realtors in other parts of the country who have a client moving to Fort Worth. "My biggest thing is focusing on relationships over transactions," Sarah says, "and making sure that they understand that your priority is their best interests."
